Frequently asked questions

What is a subcontractor agreement?

A contract between a general contractor and a subcontractor that defines the sub's portion of a project — scope, price, schedule, insurance and responsibilities.

What's the difference between a subcontractor and an independent contractor agreement?

A subcontractor works for a contractor on a project that contractor has with an owner, so the subcontract ties back to the prime contract. An independent contractor agreement is directly between a client and a worker.

What is retainage?

A percentage (often 5–10%) of each payment held back until the work is complete and accepted, to make sure punch-list items get finished.

Is this subcontractor agreement template free?

Yes. Edit online and download the PDF with no sign-up. Lien and payment rules vary by state, so check local law for large jobs.
