Room Rental Agreement
This Room Rental Agreement is made on between Maria Santos ("Landlord"), of 120 Market Street, Denver, CO 80202, and Alex Johnson ("Renter").
- 1. Premises. Landlord rents to Renter the following space at 1450 Maple Avenue, Denver, CO 80205: Private bedroom #2 with shared kitchen, living room and bathroom. Renter may use common areas in a reasonable manner shared with other occupants.
- 2. Term. This agreement begins on and ends on (12 months). Renter must vacate at the end of the term unless both parties sign a renewal.
- 3. Rent. Renter will pay $850.00 per month, due on the 1st day of each month. Rent paid more than 5 days late is subject to a late fee of $50.00.
- 4. Security deposit. Renter will pay a security deposit of $500.00 before move-in. The deposit will be returned, less lawful deductions for unpaid rent or damage beyond normal wear and tear, within the time required by Colorado law.
- 5. Utilities. Included in rent (electric, water, internet).
- 6. Use & occupancy. Only Renter may live in the room. Overnight guests limited to 3 nights per week; quiet hours 10 pm – 7 am.
- 7. Pets & smoking. No pets without written permission. No smoking inside the property.
- 8. Maintenance. Renter will keep the room and shared areas clean and promptly report needed repairs. Landlord will handle repairs not caused by Renter's negligence. Renter may not make alterations without written permission.
- 9. Entry. Landlord may enter with at least 24 hours' notice for inspections, repairs or showings, or without notice in an emergency.
- 10. Early termination. If Renter needs to leave early, Renter must give 30 days' written notice and remains responsible for rent until the end of the term or until a replacement approved by Landlord moves in, as permitted by law.
- 11. Governing law. This agreement is governed by the laws of the State of Colorado. If any part is found invalid, the rest remains in effect. This is the entire agreement between the parties.
