Residential Lease Agreement Template

This Residential Lease Agreement is made on between Greenview Properties LLC ("Landlord"), of 120 Market Street, Denver, CO 80202, and Alex Johnson ("Tenant").

1. 1. Premises. Landlord rents to Tenant the residential property located at 1450 Maple Avenue, Apt 3B, Denver, CO 80205 (the "Premises"), to be used only as a private residence.
2. 2. Term. This agreement begins on and ends on (12 months). Tenant must vacate at the end of the term unless both parties sign a renewal.
3. 3. Rent. Tenant will pay $1,650.00 per month, due on the 1st day of each month. Rent paid more than 5 days late is subject to a late fee of $50.00.
4. 4. Security deposit. Tenant will pay a security deposit of $1,650.00 before move-in. The deposit will be returned, less lawful deductions for unpaid rent or damage beyond normal wear and tear, within the time required by Colorado law.
5. 5. Utilities. Tenant pays electric, gas and internet; landlord pays water and trash.
6. 6. Use & occupancy. Only Tenant may live in the Premises. Guests staying more than 14 days need written consent.
7. 7. Pets & smoking. No pets without written permission. No smoking inside the property.
8. 8. Maintenance. Tenant will keep the Premises clean and promptly report needed repairs. Landlord will handle repairs not caused by Tenant's negligence. Tenant may not make alterations without written permission.
9. 9. Entry. Landlord may enter with at least 24 hours' notice for inspections, repairs or showings, or without notice in an emergency.
10. 10. Early termination. If Tenant needs to leave early, Tenant must give 30 days' written notice and remains responsible for rent until the end of the term or until a replacement approved by Landlord moves in, as permitted by law.
11. 11. Governing law. This agreement is governed by the laws of the State of Colorado. If any part is found invalid, the rest remains in effect. This is the entire agreement between the parties.
